Steve the Home Inspector in Sharyland was able to do a home inspection for an investor. This home was in rough shape and was going to need some work. The investor was aware of this but he wanted a second set of eyes to look at it. On the roof was missing shingles, patched shingles, and inappropriate patch material used in one valley. In the attic was some structural issues. I could have written the report to say “structural issues in the framing of the attic” and scared the investor and the bank. Instead a carefully worded statement was used to describe the issue in detail and the appropriate fix for it.
My reports may take a little more time to write, but the customer deserves that.
