The coursework that led to this certification helped me to better understand how to inspect indoor air quality of homes including: list and describe the factors affecting Indoor Air Quality (IAQ); inspect for moisture in relation to IAQ; comprehend how moisture moves in a building; and, describe … [Read more...]

McAllen Home Inspection by Steve the Inspector Guy
I had the privilege of inspecting a 1950's house for a young couple buying their first home in McAllen. They were worried that it wouldn't "pass" inspection. Pass or Fail A house does not pass or fail an inspection. It is part of the home buying process for the buyer to know and understand what they are buying. Will the inspector find deficiencies? Most certainly, but it doesn't mean the house is a disaster, is going to fall down or "fails" the inspection. What to do during the … [Read more...]
Edinburg Home Inspection
I had the privilege of helping an older couple in the purchase of a home that they are buying in Edinburg in the Crossings neighborhood by performing their home inspection. This is a very nice house and did not have much wrong with it except for the typical items that are noted on most homes. Therefore, it was more of an educational time for the buyer because there were some maintenance issues that needed ongoing care and I was able to show him what needed to be done to maintain the … [Read more...]
Home Inspection in Sharyland
Steve the Home Inspector in Sharyland was able to do a home inspection for an investor. This home was in rough shape and was going to need some work. The investor was aware of this but he wanted a second set of eyes to look at it. On the roof was missing shingles, patched shingles, and inappropriate patch material used in one valley. In the attic was some structural issues. I could have written the report to say "structural issues in the framing of the attic" and scared the investor and the … [Read more...]

The Results The home has some minor items that needed repair and a few minor structural issues. I was able to show them to the buyer and explain how to repair them. … [Read more...]
Not every report is created equally…..
Which would you prefer to see in a report? The statement, "Counter flashing missing." The same statement and a picture of the deficiency. Report with photo describing deficiency and an illustration showing how it should look. Most reports are just a #1 or a #2. Not my reports Here you see where the counter flashing and the step flashing are missing on this roof. But what does that mean to you? What is missing from this … [Read more...]
Things sometimes missed…..
If the inspector is not careful, or is too rushed, he may miss some things. Some missed items are not a big deal while others are a major issue. In this picture, another inspector missed this completely. This is an extension cord wire connected to a ROMEX NM wire with the connection wrapped with duct tape. It is sitting on top of the metal HVAC cabinet in the attic at the top of the pull down stairs. Be sure when you hire an inspector, hire the right one. My inspections last over 2 … [Read more...]
